I�NITRODUCTION This Report issues my findings regarding the Nitrate Loading and Soil Suitability Studies completed for the North Tracy Commerce Center, specifically the proposed E&E Trading facilities warehouse. These studies were completed to examine the surface and subsurface soil textures and chemical characteristics, and the chemistry of the underlying water table to determine the suitability and subsequent design of the on-site wastewater management system. In addition, the findings correlate the soil and underlying water table analyses with the nitrate loading potential from the future wastewater disposal system to serve the E&E Trading facility. Siegfried Engineering, Inc. has provided the civil engineering for this project, and the data and design criteria for the effluent disposal system. This has also been correlated with the findings of these Studies. This report complies with San Joaquin County Development Title, Section 9- 1105.2(d). Within the text of this Report, Bolded Section (§) numbers are referenced at the beginning of an applicable Paragraph(s), or Appendices that correspond with the EHD Requirements Checklist. Section Numbers referenced as SSS§, are sections applicable for the Soil Suitability Study i Requirements Checklist. Section Numbers referenced as NLS§, are sections applicable for the Nitrate Loading Study Requirements Checklist. Other portions of text may also apply to other sections of the Checklists,but may not necessarily be referenced with a Checklist Section Number. j NLS§2.3, SSS§3.1. The subject property is located directly north and northeast of the intersection of Sugar Road and Holly Drive. Tracy municipal water services will provide domestic water for the project; therefore, there are no domestic well(s) on the subject parcel. There are no septic systems on the property and it may be decades before municipal wastewater services become available. I SSS§ 1.1, 1.2. The SJC District Viewer and APN Maps indicate the subject Parcel is 42 acres with no buildings on the property. Present land use of the property is vacant and undergoing significant grading procedures. Current and future zoning is I-G, General Industrial. The testing protocol has found the indigenous soils under the test location to contain a predominate lean clay soil material possessing a comparatively slow permeability,which was to be expected given the soil's clay content. Percolation test results reveal a 24" test depth perc rate to be over the maximum allowable rate and a 36" test depth perc test to be under the maximum allowable rate. Page -1- Chesney Consulting
