SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Faramarz "Fred" <br /> Foroutan to conduct a Soil Suitability Study for his property located at 8505 West <br /> Stockton Street and 8500 West Alice Avenue, Thornton, California (Plate 1). <br /> The formatting of this report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> A minor subdivision is proposed to divide the Site into two parcels (Plate 2). The <br /> parcels will remain residential. Mr. Foroutan may construct a new house on the <br /> southern parcel at some point in the future. <br /> Site Description <br /> The Site is defined as Assessor's Parcel Number (APN) 001-190-43, approximately <br /> 0.64 acres in size. The Site is located at 8505 West Stockton Street and 8500 West <br /> Alice Avenue, Thornton. <br /> The Site is a residential property with three houses and a shed; it receives municipal <br /> water but has on-site septic disposal (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 10 feet above mean sea level. The Site is relatively flat (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the Site is zoned R-M, Medium-Density Residential. This <br /> zoning designation "is intended to accommodate detached single-family dwelling units, <br /> mobile homes, and attached units including duplexes, triplexes and fourplexes in <br /> neighborhoods most appropriately situated as buffers between less and more <br /> intensively developed residential areas or as transitions from residential to commercial <br /> areas." <br /> LOGE 1926a Page 1 <br />
