CONDITIONS OF APPROVAL <br /> ABDUL S . KHAN <br /> MA--90- 71 <br /> Unless otherwise specified , all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1 . PLANNING DIVISION <br /> Conditions of Approval : <br /> a . The applicant shall remove the two mobile homes on <br /> Parcel 1 . <br /> b. The applicant shall convert to nonresidential use of <br /> the " shack" located on southwest part of Parcel 1 . <br /> C. The property owner shall remove "shack" upon County ' s <br /> accepance of Dedication of 25 foot wide strip . <br /> d . No animals shall be kept in the "barn" that is located <br /> north of the house . <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> Ordinance Requirements_ <br /> The Ordinance Requirements listed below have been indentified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> a . A Parcel Map is required . <br /> b. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map . <br /> C. A Traffic Impact Mitigation Fee may be required for <br /> this development . (The fee is $2 , 627 . 00 for each <br /> single family dwelling unit in the Stockton area . The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as pulbished by the <br /> Engineering News Record . ) Collection of the fee will <br /> be effective on April 23 , 1990 , and all building permit <br /> applications not accepted as complete by the Building <br /> Department prior to this date will be subject to the <br /> fee . <br /> d. The owner shall execute an Irrevocable Offer to <br /> Dedicate a twenty--five foot ( 25 ' ) wide strip along the <br /> south side of Parcel 1 from the State Highway to the <br /> west end of Parcel 1 . <br />
