CONDITIONS OF APPROVAL <br /> STAN PETZ <br /> MS- -90-83 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map . <br /> 1 . PUBLIC WORKS : <br /> Condition of Approval : <br /> a. The frontage improvements for Linne Road across the <br /> frontage of Parcels 1 and 2 shall be constructed in <br /> conformance with the standards for one-half of a 60- <br /> foot right-of-way Farm or Estate Subdivision street . <br /> The construction of the frontage improvements will be <br /> deferred , upon execution by the owner_ of a Deferred <br /> Frontage Improvement Agreement , prior to approval of <br /> the Parcel Map . (A $250 . 00 fee is required for <br /> processing per Ord . No. 3337 in addition to a copy of <br /> the Grant Deed and an estimate . The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works <br /> Department for approval . As an option the Department <br /> of Public Works will prepare the drawing with estimate <br /> for an additional fee of $100 . 00 . ) <br /> b. Requirememts for construction of improvements shall be <br /> noticed by a statement on the Parcel Map . <br /> ORDINANCE REQUIREME14TS : <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project . Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable . <br /> C . A Parcel Map is required . <br /> d. A Traffic Impact Mitigation Fee may be required for <br /> this subdivision . (The fee is $2 , 083 . 00 for each <br /> single family dwelling unit in the Tracy area . The fee <br /> shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> e. The owner shall execute an Irrevocable Offer to <br /> Dedicate a twenty-five foot ( 25 ' ) wide strip along west <br />
