CONDITIONS OF APPROVAL <br /> FRANK LUCCHESI <br /> MS-90-101 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. All Irrevocable Offer to Dedicate shall be shown on the Parcel <br /> Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. A Parcel Map is required. <br /> C. Remainder shall be designated either as "Parcel #2" or <br /> "Designated Remainder" on the Parcel Map. <br /> d. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $2 , 739 . 00 for each <br /> single family dwelling unit in the Lodi area. The fee shall <br /> be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> e. Access easement to Woodbridge Road for both parcels shall be <br /> provided. <br /> f. Reconfigure Parcel #1 to provide minimum 25 feet access for <br /> the remainder along the 25 foot strip of the Irrevocable Offer <br /> to Dedicate. <br /> 2 . PUBLIC HEALTH SERVICES <br /> Conditions of Approval: <br /> a. Submit an improvement plan to the San Joaquin County Planning <br /> Department for the approval by the Environmental Health <br /> Division showing sewage and well information as required by <br /> the improvement plan. <br />
