j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) The driveway width at the ultimate right-of-way shall be 40 feet maximum. The <br /> design of the driveway shall allow trucks to enter and exit the property without <br /> entering into the opposing lane of traffic. <br /> (2) Access gates shall be recessed from the property line a minimum of 65 feet. <br /> k. NOISE LEVELS: The following noise regulations apply to this project: <br /> (1) This project shall comply with the performance standards specified in Table 9- <br /> 1025.9 of the Development Title. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Contact Person: Tom Iwamiya, 468-3023) <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> b. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-13 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> C. Dedication of a 30-foot-wide right-of-way from the centerline of Welty Road to the property <br /> line shall be required across the parcel's frontage. (Development Title Section 9-1150.5) <br /> d. The frontage improvements for Welty Road shall be constructed in conformance with the <br /> standards for one-half of a 60-foot-wide right-of-way Local Industrial street. An analysis <br /> of the existing drainage shall be made along Welty Road to ensure that it will not be <br /> adversely affected by construction of the frontage improvements. (Development Title <br /> Section 9-1150.2) <br /> e. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. These improvement plans and <br /> specifications are subject to plan check and field inspection fees and must be approved <br /> by the County of San Joaquin Department of Public Works as part of the encroachment <br /> permit. (Development Title Section 9-910.2) <br /> f. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $609.00 per <br /> 1,000 gross square feet of building designated as'Manufacturing'in the Tracy area. The <br /> fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record.
