(DISTRICT 5) . <br /> APPLICANT: Norman Hunter APN: 255-180-09 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. In addition, the existing San Joaquin County <br /> and City of Stockton Flood Insurance Studies, which delineate flood risks, <br /> flood plains, and floodway areas, are currently being reevaluated. The <br /> reevaluation is being conducted by the Federal Emergency Management Agency, <br /> Region IX, Building 105, Presidio of San Francisco, California 94219, <br /> telephone (415) 923-7186 . The reevaluation may delineate additional flood <br /> risks . The official flood maps are available for review at the Department <br /> of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps <br /> will be updated when the reevaluation process is completed. <br /> Welty Road has an existing right-of-way width of 40 feet and a planned <br /> right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road <br /> right-of-way. (Development Title Section 9-1145 .4) <br /> 2 . The driveway approach shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to issuance <br /> of the occupancy permit. <br /> (Development Title Section 9-1145. 5) <br /> 3 . The owner shall execute an Irrevocable Offer and Agreement to <br /> Dedicate Road to result in a thirty (30) foot wide right-of-way from <br /> the centerline of Welty Road to the property across the parcel ' s <br /> frontage. (A $225 . 00 fee currently is required for processing per <br /> Development Title Table 9-240 .2 in addition to a copy of the Grant <br /> Deed. ) (Development Title Section 9-1150 . 5) <br />
