CONDITIONS OF APPROVAL <br /> SA-95-17 <br /> Sherrow <br /> On July 18, 1995,the San Joaquin County Community Development Department approved SA-95-17 <br /> subject to the Conditions of Approval listed below. This approval will expire within 18 months of the <br /> date of approval unless (1) all Conditions of Approval have been compiled with, (2) all necessary <br /> building permits have been secured and remain In force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. Unless otherwise specified, all Conditions of <br /> Approval must be fulfilled prior to the establishment of the use and the issuance of any building <br /> permits. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142): <br /> a. APPROVED USE. This approval shall be for the following expansion of an existing, <br /> nonconforming cabinet shop: construction of an attached, two-story office containing a <br /> total of 2,600 square feet on both floors. <br /> b. BUILDING PERMIT: Submit a 'COMMERCIAL BUILDING PERMIT' application. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the'SITE PLAN CHECK LIST'for details). A fee is required <br /> for the Site Plan review. (Development Title Section 9-884) <br /> C. PARKING and SURFACING. Off-street parking shall be provided and comply with the <br /> following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> (Development Title Section 9-1015.5) <br /> (2) Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5) <br /> (3) Parking shall be provided as follows: the six parking spaces, including two <br /> accessible spaces, shown on the approved Site Plan dated May 26, 1995, shall <br /> be installed prior to issuance of the Certificate of Occupancy. The size and <br /> location of the parking spaces shall be consistent with the requirements of <br /> Chapter 9-1015 of the Development Trtle. Parking calculations and details shall <br /> be included on the Site Plan. <br /> d. STORM DRAINAGE. Any additional storm drainage runoff created by new improvements <br /> shall be retained in the site's existing storm pond.
