Iwamiya, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT: SA-95-17 A SITE APPROVAL APPLICATION FOR AN OFFICE ADDITION <br /> TO AN EXISTING, NONCONFORMING CABINET SHOP LOCATED ON THE <br /> NORTHEAST CORNER OF WEST LANE AND EIGHT MILE ROAD. <br /> (DISTRICT 4) . <br /> APPLICANT: Charles Sherrow APN: 059-080-22 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. In addition, the <br /> existing San Joaquin County and City of Stockton Flood Insurance <br /> Studies, which delineate flood risks, floodplains, and floodway areas, <br /> are currently being reevaluated. The reevaluation is being conducted <br /> by the Federal Emergency Management Agency, Region IX, Building 105, <br /> Presidio of San Francisco, California 94219, telephone (415) 923-7186 . <br /> The reevaluation may delineate additional flood risks. The official <br /> flood maps are available for review at the Department of Public Works, <br /> 1810 East Hazelton Avenue, Stockton. These flood maps will be updated <br /> when the reevaluation process is completed. <br /> West Lane has an existing right-of-way width of 110 feet and a planned <br /> right-of-way width of 110 feet . Eight Mile Road has an existing <br /> right-of-way width of 60 feet and a variable planned right-of-way <br /> width of 145+ feet . <br /> RECOMMENDATIONS : <br /> 1 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145 .4) <br /> 2 . The owner shall execute an Irrevocable Offer and Agreement to <br /> Dedicate Road to conform to the adopted Specific Plan for Eight <br /> Mile Road across the parcel' s frontage. (A $225 . 00 fee currently <br /> is required for processing per Development Title Table 9-240 . 2 in <br /> addition to a copy of the Grant Deed. ) <br /> (Development Title Section 9-1150 .2) <br />
