except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorists. Lighting details shall be included on the Site Plan and be installed <br /> by March 10, 1997. <br /> h. A minimum of 83 automobile parking spaces shall be provided for the approved church <br /> (one space for every three seats). In addition, parking shall be provided for the <br /> accessory retail use at the following rates: 3.3 spaces for each 1,000 square feet of retail <br /> space in the building, and .67 spaces for each employee. The Site Plan shall include <br /> parking calculations, show the area of the building to be used for the accessory retail use <br /> and its square footage, and indicate the days and hours of operation for both of the <br /> approved uses. The maximum number of fixed seats permitted will be reduced if less <br /> than the required number of parking spaces are provided for the church. The accessory <br /> retail use may use the parking spaces designed for the church only if the two uses do <br /> not take place concurrently. Parking spaces shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland <br /> cement concrete to provide a dust-free surface. The size and location of the parking <br /> spaces shall be consistent with the requirements of Chapter 9-1015 of the Development <br /> Title. The required parking spaces shall be installed in compliance with Condition 1.a. <br /> i. A maximum of two advertising signs shall be permitted for the approved use, only one <br /> of which may be a freestanding sign. Sign details shall be consistent with Chapter 9- <br /> 1710 of the Development Title, and all existing and proposed signs shall be shown on the <br /> Site Plan. Signage on the site shall be in compliance with this Condition by March 10, <br /> 1997. <br /> j. A minimum ten-foot-wide landscaped strip,respecting the ultimate right-of-way width,shall <br /> be installed across the west side of the property along Auto Avenue. The strip shall be <br /> continuous except where crossed by driveways and walkways. All areas on the site not <br /> used for buildings, parking, driveways, walkways, or other permanent facilities shall be <br /> landscaped. Parking lot landscaping shall be installed in accordance with the <br /> requirements of Section 9-1020.6 of the Development Title. Landscape details shall be <br /> consistent with Development Title Chapter 9-1020 and be included on the Site Plan. The <br /> required landscaping shall be installed by March 10, 1997. <br /> k. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> (2) The proposed use will change the occupancy from a B-2 occupancy to an A-3 <br /> occupancy (U.B.C. Section 502).
