I. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled, including one van space. The spaces <br /> shall be located as close as possible to the primary entrance (C.C.R., Title 24). <br /> (2) Provide identification signs for the parking spaces, including the 'tow away' sign, <br /> at each entrance or visible from each space (C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). <br /> M. A two-hour fire wall is required where the exterior wall is less than five feet to the property <br /> line. A one-hour fire wall is required where the exterior wall is between five feet and 20 <br /> feet to the property line. <br /> n. All required building permit applications shall be submitted by 5:00 p.m. on Monday, ril <br /> 3, 1995, and required construction shall be completed by 5:00 p.m. on Monday, July 3, <br /> 1995. <br /> i <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff contact: Tom Iwamiya, 468-3023) <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> b. A 4.5-foot-wide strip dedication for a 25-foot-wide right-of-way from the centerline of Auto <br /> Avenue is required across the parcel's frontage, plus any additional right-of-way to <br /> accommodate a handicap ramp at the corner of Auto Avenue and Waterloo Road. <br /> (Development Title Section 9-1150.2) <br /> C. A 6.5-foot-wide sidewalk shall be constructed along Waterloo Road in addition to <br /> commercial driveways and a handicap ramp at the corner of Auto Avenue and Waterloo <br /> Road. The frontage improvement for Auto Avenue shall be constructed in conformance <br /> with the standards for one-half of a 50-foot-wide right-of-way local residential street with <br /> vertical curb. The construction of improvements along the frontage of Auto Avenue will <br /> be deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to the estimated construction costs prior to approval <br /> of the Improvement Plan. A $260.00 fee currently is required for processing, per <br /> Development Title Table 9-240.2, in addition to a copy of the Grant Deed, a recording fee, <br /> a legal description of the parcel, and an estimate for the required frontage improvements. <br /> The estimate and legal description shall be prepared by a Registered Civil Engineer with <br /> a typical section drawing on a form to be supplied by the Department of Public Works <br /> and submitted to Public Works for approval. As an option, Public Works will prepare the <br /> drawing and estimate for an additional fee of $115.00. (Development Title Section 9- <br /> 1150.2) <br /> d. The Traffic Impact Mitigation Fee will be requied for any additional traffic generated by this <br /> development. The fee is due prior to approval of the Improvement Plan. The fee <br /> currently is $1,143.00 per 1,000 gross square feet of building designated as 'Service <br /> Commercial' and/or$164.07 per daily trip end generated in the Stockton area. The fee <br /> shall be automatically adjusted July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record.
