COMMENTS ON DEVELOPMENTS SA-94-38 <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road <br /> right-of-way. (Development Title Section 9-1145 . 2) <br /> 2 . A 4 . 5 foot strip dedication to result in a 25 foot wide right- <br /> of-way from the centerline of Auto Avenue is required across <br /> the parcel's frontage, plus any additional right-of-way to <br /> accommodate a handicap ramp at the corner of Auto Avenue and <br /> Waterloo Road. <br /> Development Title Section 9-1150. 2) <br /> 3 . A six and a half (6. 5) foot sidewalk shall be constructed <br /> along Waterloo Road in addition to commercial driveways and <br /> handicap ramp at the corner of Auto Avenue and Waterloo Road. <br /> The frontage improvement for Auto Avenue shall be constructed <br /> in conformance with the standards for one-half of an 50-foot <br /> right-of-way Local Residential Street with vertical curb. The <br /> construction of improvements along the frontage of Auto Avenue <br /> will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior <br /> to approval of the Improvement Plan. A $260. 00 fee currently <br /> is required for processing per Development Title Table 9-240. 2 <br /> in addition to a copy of the Grant Deed, recording fee, legal <br /> description of Parcel and an estimate for the required <br /> frontage improvements. The estimate and legal description <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works Department <br /> for approval. As an option the Department of Public Works <br /> will prepare the drawing and estimate for an additional fee of <br /> $115 . 00 . <br /> (Development Title Section 9-1150. 2) <br /> 4 . The Traffic Impact Mitigation Fee will be required for any <br /> additional traffic generated by this development. The fee is <br /> due prior to approval of the Improvement Plan. The fee <br /> currently is $1, 143 . 00 per 1, 000 gross square foot of <br /> building as Service Commercial, and or $164 . 07 per daily trip- <br /> end generated in the Stockton area.
