CONDITIONS OF APPROVAL <br /> STEADFAST DEVELOPMENT CORPORATION <br /> MS-90-113 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> b. A Parcel Map is required. <br /> C. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $2 , 627 . 00 <br /> for each single family dwelling unit in the Stockton area. <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> d. Dedication of a 20-foot by 20-foot corner cut-off (snipe) <br /> shall be required at the intersection of "B" Street and <br /> Thirteenth Street. <br /> e. A "Will Serve" letter from the City of Stockton for the <br /> sanitary sewer service shall be required. <br /> f. Segregation of services and fees for the sanitary sewer, storm <br /> drain, and street lights shall be applied for. <br /> g. The frontage improvements for "B" Street shall be constructed <br /> in conformance with the standards for one-half of an 84-foot <br /> right-of-way urban street. The frontage improvements for <br /> Thirteenth Street shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way urban street. <br /> Existing drainage facilities shall be adjusted to conform to <br /> the new construction. <br />
