r <br /> CONDITIONS OF APPROVAL <br /> MS-90-135 <br /> NORTHWOOD VINEYARDS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. Department of Public Works: <br /> Conditions of Approval: <br /> a. The frontage improvements for the right-of-way of <br /> Department of Public Works Condition 1. .e. below shall <br /> be constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements <br /> will be deferred, upon execution by the owner of a <br /> Deferred Frontage Improvement Agreement, prior to <br /> recording the deeds creating the parcels. (A $250. 00 fee <br /> is required for processing per Ordinance No. 3337 in <br /> addition to a copy of the Grant Deed and an estimate. <br /> The estimate shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department and submitted to <br /> the Public Works Department for approval. As an option <br /> the Department of Public Works will prepare the drawing <br /> with estimate for an additional fee of $100. 00. ) <br /> b. Requirements for irrevocable offer of dedication and <br /> construction of improvements shall be noticed by a <br /> statement on the deeds creating the parcels. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. The Parcel Map requirement is waived, but if points or <br /> lines are set, a Record of Survey is required. <br /> d. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. (The fee is $2 , 018 . 00 <br /> for each single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted annually <br /> by the Engineering Construction Cost Index as published <br /> by the Engineering New Record. ) <br />
