CONDITIONS OF APPROVAL <br /> MS-90-134 <br /> LONE TREE CREEK VINEYARDS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. Department of Public Works: <br /> Conditions of Approval: <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County <br /> of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Parcel Map. <br /> b. A Preliminary Soils Report is required in accordance with <br /> the County Standards for the purpose of determining the <br /> R-Value for the design of the roads. <br /> C. All traffic signs and markings shall conform to the <br /> Manual on Uniform Traffic Control Devices and San Joaquin <br /> County Standards, and shall be shown on the improvement <br /> plans. <br /> d. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Murphy Road to the property line shall <br /> be required and improved on the subdivided side to County <br /> standards for one-half of a 50-foot right-of-way farm or <br /> estate subdivision street. <br /> e. Dedication to result in a 55-foot wide right-of-way from <br /> the centerline of Mariposa Road to the property line <br /> shall be required across the frontage of Parcel 1. <br /> f. The frontage improvements for the private right-of-way <br /> shall be constructed in conformance with the standards <br /> for a 50-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements <br /> will be deferred, upon execution by the owner of a <br /> Deferred Frontage Improvement Agreement, prior to <br /> approval of the Parcel Map. (A $250. 00 fee is required <br /> for processing per Ordinance No. 3337 in addition to a <br /> copy of the Grant Deed and an estimate. The estimate <br /> shall be prepared by a Registered Civil Engineer with <br /> a typical section drawing on a form to be supplied by <br /> the Public Works Department and submitted to the Public <br />
