INTRODUCTION <br /> Our office has been retained by Brian Colburn to perform a <br /> soil suitability study for his property located north of State Hwy <br /> 12 and east of McIntire Rd ( APN 023-130-13 and APN 023-130-14 ) , San <br /> Joaquin County, California. The purpose of the study is to <br /> determine the suitability of the property for septic tank usage . <br /> The study was performed according to the requirements of Section <br /> 9-10100 ( c ) of San Joaquin County Ordinances . This report presents <br /> the results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG- <br /> 80 , for general agricultural use. The subject property consist of <br /> two adjoining parcels totaling 104 . 3 acres . The western parcel is <br /> roughly rectangular in shape and consist of 63 . 5 + acres . The <br /> eastern parcel is roughly square and consist of 40 . 8 + acres . It <br /> is proposed to split 10 acres off of the southern portion of the <br /> west parcel ( see enclosed location map in appendix ) . This will <br /> create three parcels . It is proposed to develope a single homesite <br /> on each parcel . The eastern parcel , in addition to the homesite , <br /> will have a barn constructed that will have rest room facilities . <br /> The homesites and barn are the only proposed development for the <br /> subject property. The remaining property will stay in its present <br /> use . <br /> 1 <br />
