ZEILLER <br /> MS-90-109 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. PUBLIC WORKS• <br /> a. Dedication to result in a 25 foot wide right-of-way from <br /> the centerline of Baker Road to the property line shall <br /> be required across the frontage of Parcel 1. <br /> b. The frontage improvements for Baker Road across Parcel <br /> 1 shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way Farm or Estate <br /> Subdivision street. The construction of the frontage <br /> improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement, prior <br /> to approval of the Parcel Map. (A $250. 00 fee is <br /> required for processing per Ordinance No. 3337 in <br /> addition to a copy of the Grant Deed and an estimate. <br /> The estimate shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Public Works Department for approval. <br /> As an option the Department of Public Works will prepare <br /> the drawing with estimate for an additional fee of <br /> $100. 00. ) <br /> C. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br /> e. Remainder shall be designated as "Designated Remainder" <br /> on the Parcel Map. <br />
