r <br /> CONDITIONS OF APPROVAL <br /> ERVIN ROST <br /> MS-91-109 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for the right-of-way to be offered <br /> for dedication as required by Ordinance Requirement "h" shall <br /> be constructed in conformance with the standards for one-half <br /> of a 50-foot right-of-way farm or estate subdivision street. <br /> The construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred Frontage <br /> and Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels #1 and <br /> #2 , and an estimate. The estimate and legal descriptions <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $100. 00) . <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. A Parcel Map is required. <br /> e. Permits from Central California Traction Co. for access across <br /> railroad tracks shall be required for the additional parcel. <br />
