Riella <br /> 1257 Crom Street, No. 221 <br /> Manteca, CA 9_5336 <br /> Subject: SEPTIC SYSTEM SUITABILITY STUDY <br /> PROPOSED RIELLA PROPERTY PARCEL SPLIT <br /> SAN JOAQUIN COUNTY, CALIFORNIA <br /> MS-91-104 <br /> Dear Mr. Riella: <br /> Presented in this report are the results of our septic system <br /> suitability study performed for the proposed parcel split of the <br /> Riella property. The property is located Nest of Airport Way and <br /> south of Lovelace Road, north of Manteca in San Joaquin County, <br /> California. One 1. 5-acre parcel will be split off of the 23 . 1-acre <br /> property. A residence with associated outbuildings and a slaughter <br /> house are located on the 21. 6-acre designated remainder parcel and <br /> will remain. No structures are located on the proposed 1. 5-acre <br /> parcel. We have assumed that construction on the 1.5-acre parcel <br /> will be limited to one single-family residence with one septic <br /> system. A plot plan showing the approximate location of the <br /> property is presented on Plate I of this report. <br /> This report is to satisfy San Joaquin County requirements as <br /> described in Ordinance No. 3323, Division 10, Chapter 2, Section 9- <br /> 10100, Item C. Our scope of services was outlined in our proposal <br /> dated July 17, 1991. Our services were initiated based on your <br /> written authorization of July 29, 1991. The items listed under <br /> Item C of the above ordinance are listed below, along with our <br /> responses. <br /> ITEMS C-1 AND C-4 • <br /> "The intensity and extent of the existing and the proposed <br /> development on septic tanks within and around the area;" (C-1) . <br /> "The history of past uses in the project area to assess potential <br /> problems; " (C-4) : <br /> Reference is made to Plate I of this report which shows the <br /> location of the Riella property.
