i <br /> REVISED CONDITIONS OF APPROVAL <br /> TONY NOCETI ET AL <br /> MS-90-103 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Bowman Road across Parcel #1 <br /> shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way Farm or Estate Subdivision <br /> Street. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of the <br /> Parcel Map. (A $250. 00 fee is required for processing per <br /> Ord. No. 3337 in addition to a copy of the Grant Deed and an <br /> estimate. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100 . 00) . <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. A Parcel Map is required. <br /> d. Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map. <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $2 , 018 . 00 for each <br /> single family dwelling unit in the Lathrop area. The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br />
