Woodbridge Design Guidelines <br /> Chapter 5-Woodbridge Design Guidelines <br /> SECTION 5.2 <br /> NEW DEVELOPMENT <br /> 5.2.1 Lot Design-General: <br /> New construction for projects on vacant parcels shall be subject to the <br /> following requirements: <br /> Building Location: <br /> Buildings should be located toward the front of the property with <br /> front building facades at or near the back of the sidewalk. Special <br /> guidelines apply to non-residential development on parcels with <br /> frontage along the following roadways: <br /> • Lower Sacramento Road, north ofAugusta Street. Consistent <br /> with existing development, front building facades shall be <br /> constructed at the street front property line and aligned with the <br /> front facades of the buildings on adjacent properties. The front <br /> wall shall be parallel to the front property line. <br /> • Lower Sacramento Road, south of Augusta Street. In an effort <br /> to establish visual continuity with development north of <br /> Augusta Street and an improved pedestrian environment, a <br /> minimum of thirty percent(30%) of the lot width shall have <br /> structural improvements within three (3) feet of the front <br /> property line. Structural improvements may include a facade <br /> of the primary building or substantial extension thereof(e.g., <br /> trellis,porte-cochere). Improvements shall be parallel to the <br /> front property line. <br /> Building placement should be designed to minimize the visual <br /> separation between structures. Special guidelines apply to non- <br /> residential development on parcels with frontage along the <br /> following roadways: <br /> • Lower Sacramento Road, north of Augusta Street. Consistent <br /> with existing development,new buildings shall be designed so <br /> the first floor extends the entire width of the parcel, with no <br /> separation between buildings (See Figure 1). However, <br /> landscape and hardscape features may be used to establish a <br /> comparable visual and physical boundary of space by defining <br /> the sidewalk edge (e.g., fencing for outdoor seating, <br /> trellis/arbor). <br />
