CONDITIONS OF APPROVAL <br /> PA-0400364 <br /> Wildwood Ranch LLC <br /> Site Approval Application No. PA-0400364 was approved by the San Joaquin County Community <br /> Development Department on November 2, 2004. The effective date of approval is November 12, <br /> 2004. This approval will expire on May 14, 2006, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Chandler Martin, 468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. The Site Plan <br /> required as a part of the grading building permit must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan <br /> review. <br /> b. APPROVED USE: This approval is for a private right-of-way to serve a 27 lot antiquated subdivision <br /> as shown on the Plan dated June 26, 2004. The right-of-way will serve lots 1-27 of the Burnham <br /> Farms Tract No. 1. <br /> c. RECORDED COVENANT/SITE APPROVAL RESTRICTION: The following condition applies and <br /> shall be recorded as a Notice of Site Approval Restriction: <br /> (1) Building permits for residential structures may only be issued to owners of at least two <br /> contiguous parcels, (which together comprise at least 10 acres) and shall be issued only <br /> upon the execution of a recorded covenant. The recorded covenant shall permit the <br /> construction of a residential structure on only one of the two commonly-owned parcels during <br /> the pendency of any Williamson Act contract on the property. During pendency of Williamson <br /> Act contract, any application for a building permit on the other commonly-owned parcel shall <br /> be denied unless the owner consents to the merger of the parcels, in which case the building <br /> permit application may be approved as a Second Unit Dwelling if consistent with the County's <br /> applicable regulations. <br /> d. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire protection systems shall be installed according to Article 10 of the California Fire Code and <br /> the appropriate standards and guides adopted in Chapter 35 of the California Building Code and <br /> the California Electrical Code. <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> Conditions of Approval - 1 - PA-0400364 <br />
