All improvements shall be in conformance with the Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading plans <br /> for each individual lot, if applicable. These improvement plans and specifications are subject to <br /> plan check and field inspection fees and must be approved by the County of San Joaquin <br /> Department of Public Works prior to approval of the Improvement Plans. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 3. Bridges shall be constructed in conformance with California State Department of Transportation <br /> (Caltrans)Bridge Design Standards and with the Improvement Standards and Specifications of <br /> the County of San Joaquin. (Development Title Section 9-1150.2[a]) <br /> 4. The frontage improvements for Wildwood Road shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way Rural Road. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs <br /> prior to approval of the Improvement Plan. (A $410.00 fee currently is required for processing <br /> per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for <br /> the required frontage improvements. The estimate shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Department of Public Works for approval. As an option, the <br /> Department of Public Works will prepare the drawing and estimate for an additional fee of <br /> $175.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> 50-foot wide right-of-way from the centerline of Wildwood to the property line across the <br /> parcel's frontage. (A$350.00 fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel to be <br /> offered for dedication.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 6. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a: <br /> a. twenty-five (25) foot wide right-of-way from the centerline of Wildwood Road to the <br /> property line across the south parcel's frontage. <br /> b. fifty(50) foot wide right-of-way along the centerline of Concord Avenue and <br /> Mayette Avenue. <br /> C. fifty(50) foot wide right-of-way from the section line running east and west to the <br /> property line across parcels 1,14,15,16,17, 23, 24, 25, and 27 <br /> d. fifty(50) foot wide right-of-way from the section line running north and south(west <br /> line of Payne Avenue)to the property line across parcels 1,2, 3,4, 5, 6, 7, 8, and the <br /> large parcel south of Placentia Avenue <br /> e. twenty-five(25) foot wide right-of-way from the quarter section line running north <br /> and south(easterly property line)to the property line across the large parcel south of <br /> Placentia Avenue. <br />
