CONDITIONS OF APPROVAL <br /> SA-94-51 <br /> CONNELL MOTOR TRUCK COMPANY <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for an auto sales facility and the use of an existing building for a <br /> business office. The approval shall be for a maximum of sixty-four (64) automobiles. <br /> There shall be no automobile dismantling or repair activities associated with this approval <br /> and the storage of inoperable vehicles or sale of automobile parts shall not be permitted. <br /> b. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. The site's drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. A <br /> plan check fee will be required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, <br /> used vehicle parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall <br /> be provided when necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5) <br /> d. Any access gates shall either be kept open during business hours or recessed from the <br /> property line an adequate distance from the east property line to prevent vehicles from <br /> blocking the right-of-way of Wilson Way. Gate details shall be included on the <br /> Improvement Plan. <br /> e. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> f. The number of customer and employee parking spaces is adequate for the approved use. <br /> The size and location of the parking spaces shall be consistent with the requirements of <br /> Chapter 9-1015 of the Development Title and be included on the Improvement Plan. <br /> g. One (1) attached sign shall 'ce permitted for the approved use. In addition, one sign may <br /> be installed on the existing freestanding sign on the subject parcel. Proposed sign <br /> details shall be consistent with Section 9-1710.4(b) of the Development Title and be <br /> included on the Improvement Plan. <br /> Conditions of Approvai - 1 - SA-94-51 <br />
