Windwood Drive,Woodbridge, California <br /> 3.0 SITE DESCRUY ION <br /> • Site background and historical <br /> From reviewing the aerial photographs from 1993 the site was in agricultural <br /> production. According to the current owner(Norman)the site was purchased by <br /> her grandfather in 1910 and has been in agricultural production for over 90 years <br /> prior to development in the area_ Residential development to the south and east <br /> of the site has been happening for the past several years_ Most of the adjacent <br /> parcels to the north and west of the site are in the Williamson Act which is a <br /> property tax reduction program for agricultural preservation_ The ASTM Standard <br /> only requires a ownership search back for 50 years. <br /> • Physical characteristics of the site <br /> The site consists of a proposed eleven(11)acre re-zoned portion of a 19.670 acre <br /> undeveloped agricultural parcel (APN: 015-020-61). The parcel has been in <br /> vineyard until after 1993. The land is level at an elevation of about 35 feet. The <br /> remaining portion will be separated as a parcel and used by the sewer district under <br /> the current lease. The location of the sewer district percolation ponds to the direct <br /> north of the proposed subdivision was accomplished to remove the potential for <br /> flooding of the ponds from the Mokelume River. The common practice of having <br /> such ponds along river edges in the past has posed problems for many small cities <br /> and sewer districts in the San Joaquin and Stanislaus Counties. The relocation to <br /> a higher level has reduced that potential. <br /> • Current site conditions including compliance with applicable regulations as they <br /> pertain to the presence or absence of: <br /> Asbestos-containing materials(ACh) <br /> Urea formaldehyde foam insulation <br /> Lead paint <br /> Radon gas <br /> Facility storage tanks (above or below ground) <br /> Transformers or other electrical equipment that uses diekva is <br /> fluid <br />
