Additionally, the assessment includes: <br /> • A cross check with information contained in database programs such as the <br /> NPL, CERCLIS, and other governmental databases. <br /> • Visual observation of the adjacent properties to identify high-risk neighbors and <br /> or the potential for a problem to migrate onto the site <br /> 2.2 Special Terms and Conditions <br /> The assessment is based upon the following terms and conditions and are as follows: <br /> • A search of specified governmental databases following ASTM Standard(E 1527- <br /> 00) to identify and map nearby sites with potential or existing environmental <br /> liabilities. <br /> • A physical site survey and evaluation of the site for evidence of potential <br /> environmental concerns <br /> • Limitations of the ASTM Standard and recommendations for mitigation of any <br /> hazardous conditions <br /> • The San Joaquin County Environmental Health Department - Surface and <br /> Subsurface Contamination Report Check List was used as a additional guide for <br /> the report preparation per discussion with Ray Borges of that office. <br /> 2.3 Limitations and Exceptions <br /> This assessment was limited to the data reviewed and a physical survey of the site and the <br /> surrounding area. <br /> 6.0 FINDINGS AND CONCLUSIONS <br /> Reviewing all pertinent data for the site I conclude that current and past usage of the site does not <br /> pose any environmental hazard. No further environmental studies are considered necessary. I <br /> reviewed the chemicals likely to have been used in the past with the San Joaquin County <br /> Agricultural Department (Steve Denardy). Chemicals potentially used on the site when in <br /> vineyard did not indicate any concern. The existing residential subdivisions to the south were also <br /> in vineyards according to the 1976 topographical maps. <br /> Based on the review of records and physical site survey the following findings are for the <br /> client's consideration and action: <br /> • Any development and construction on the site will require permits or approval <br /> from the appropriate regulatory agencies. <br />
