(2) A minimum of 10 parking spaces shall be provided, including 1 accessible space which shall <br /> be van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). (2.5 spaces are required for every 1,000 feet of building area) <br /> (Development Title Section 9-1015.3) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles <br /> and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as <br /> fire department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][11) <br /> (2) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Woodbridge Road, shall be installed across the frontage of the project site from the gated <br /> entrance to the north property line. (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9- <br /> 1020.7) <br /> j. FENCING AND SCREENING: Any gate, other than gates for pedestrian use only, shall be set <br /> back or recessed a minimum of ten (10) feet from the property line unless there are at least <br /> sixteen (16) feet between the property line and the edge of the traveled roadway, in which case <br /> the setback requirement is waived. (Development Title Section 9-1022.2[f]) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off (snipe). (Development Title Section <br /> 9-1710.2[g]) <br /> I. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a group U occupancy to groups M, F2, <br /> and S2 occupancy (U.B.C. Section 3405). The structure must be brought into compliance <br /> with all current code provisions including structural, plumbing, mechanical, electrical, energy <br /> and disabled access requirements. <br /> Conditions of Approval -2 - PA-0800183 <br />
