PA-0800183 OF RUSSELL AND <br /> MELINDA FIELDS (APN: 013-210-29) (3819 E WOODBRIDGE ROAD, <br /> ACAMPO) <br /> The applicant has submitted a Site Approval application for a Boutique Winery that includes <br /> a wine tasting room and barrel storage using an existing 3,750 square foot building as <br /> shown on the Site Plan dated July 21, 2008. The Boutique Winery shall have a production <br /> capacity of 201 to 3,500 gallons of wine. The wine tasting room shall be limited to 2,000 <br /> square feet. Up to thirty percent (30%) of the wine tasting room area may be used for a <br /> retail sales area. The project will include up to four(4) marketing events per calendar year. <br /> (Use Type: Wineries and Wine Cellars, Winery) <br /> The General Plan designation is General Agriculture (A/G). The zoning is General <br /> Agriculture, 40-acre minimum (AG-40). The parcel is 9.73 acres. <br /> The project is located on the north side of Woodbridge Road, 1,700 feet west of State <br /> Route Highway 99 Frontage Road, north of Lodi. <br /> The Community Development Department has reviewed the Site Approval application and <br /> offers the following comments: <br /> PARKING <br /> The Site Plan indicates parking for seven vehicles including one van accessible space. <br /> Wineries require 2.5 parking spaces per 1,000 square feet of building. The proposed <br /> project contains one 3,750 square foot building. Therefore, ten parking spaces are <br /> required, one of which shall be van accessible. Also, parking for the marketing events must <br /> be on site. The Improvement Plan submitted with the building permit must indicate the <br /> additional required spaces and marketing event parking areas. <br />
