The site is accessed via the Maggio Circle and is located on the southern-central portion of the
Maggio Business Park. The site contains a 12,000-square-foot, steel supported warehouse that contains
offices and production facilities for fabricating aluminum and steel machine parts. The site is surrounded
by paved parking areas and a chain link fence on the north, west, and east side. The warehouse building
houses two businesses. The east side of the warehouse contains offices for a swimming pool design
company, and the west side of the warehouse contains a machine shop that designs and develops
aluminum and steel parts for various industries. An external storage yard for raw materials, aluminum
shavings, and other materials is situated on the north and east side of the building. The machine shop
contains a variety of computer numeric control (CNC) machines used to fabricate parts from.solid metal
and various cutting and grinding instruments. Those machines are cooled and.lubricated with cutting oils
and synlhcti.e lubricants that are contained within four 55-gallon drums and a recycling tank located in.the
exterior storage yard and within the machine shop. An additional 500-gallon, double-walled tank for used
oil is located near the northwest comer of the site. Used oil and lubricants that cannot be recycled are
regularly removed by a local haiardous waste transport company.
The proposed facility would be located in a 25- by 25-foot ground lease in a paved parking area on the
southwest corner of the site. A 75-foot monopole would be erected within the lease area and attaching
three panel antennas oriented in three sectors to the top of the monopole. Utility connections to the
proposed facility would be made via existing utilities located along the north side of the subject property.
The lease area would be contained within a chain link fence and access would be limited to authorized
personnel only.
A review of historical information revealed that the site was undeveloped and used for agricultural
purposes prior to 1987. An industrial development,Maggio Industrial Park, was developed on the site
and surrounding area in 1987 and the warehouse/machine shop was constructed on the subject property in
1995. The building on the site was formerly used for fabricating awnings and was later converted to a
machine shop around 1998. Aerial photographs and other historic information did not reveal significant
changes to the site or site vicinity that would pose an environmental concern to the subject property.
The subject property was identified on the HAZNET database as transferring reportable quantities of
tmspecified oil-containing waste. Waste products are stored temporarily on the site in a double-walled,
500-gallon tank and removed by a contractor on a regular basis. The presence of these substances and
this listing represent a 'recognised environmental condition'due to the potential for an accidental release
or spill.
Work Plan
Site Name: Sacramento Street %tiCFI„
Site Number: BRNSC-13338A oiouounnrucuiM
