e . ACCESS AND CIRCULATIONa The following requirements apply and shall be shown on the Site <br /> Plan : <br /> 1 . Access driveways shall have a width of no less than twenty-five ( 25 ) feet for two -way aisles <br /> and sixteen ( 16 ) feet for one -way aisles , except that in no case shall driveways designated as <br /> fire department access be less than twenty ( 20 ) feet wide . ( Development Title Section 9 - <br /> 1015 . 5 [ h ] [ 1 ] ) <br /> f. LIGHTINGO Lighting shall be provided and comply with the following : <br /> 1 . If the parking area is to be used at night , parking lot and security lighting shall be installed . <br /> ( Development Title Section 9 - 1015 . 5 [ g ] ) <br /> 2 . Any lighting shall be designed to confine direct rays to the premises . No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares , provided , however , that <br /> such light shall not cause a hazard to motorists . ( Development Title Section 9 - 1015 . 5 [ g ] [4 ] ) <br /> g . LANDSCAPING : Landscaping shall be provided and comply with the following : <br /> 1 . The existing landscaping design is permitted and shall be incorporated into the site plan review. <br /> The existing landscaping must be maintained in a satisfactory condition . This satisfies the <br /> landscaping requirement . ( Development Title Section 9- 1020 . 10 ) <br /> 2 . Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free . <br /> h . SCREENING : Screening shall be provided and comply with the following : <br /> 1 . All storage materials and related activities , including storage areas for trash , shall be screened <br /> so as not to be visible from adjacent properties and public rights - of-way . Screening shall be <br /> six (6 ) to seven ( 7 ) feet in height . ( Development Title Section 9 - 1022 . 4 [d ] [ 2 ] ) <br /> i . SIGNS : Sign details shall be consistent with Chapter 9- 1710 of the Development Title and be included <br /> on the Site Plan . All portions of any sign shall be set back a minimum of five ( 5 ) feet from any future <br /> right-of-way line , including any corner cut-off (snipe ) . ( Development Title Section 9- 1710 . 2 [g ] ) <br /> j . LOT LINE ADJUSTMENT APPLICATION PA- 1900185 : Lot Line Adjustment application PA- <br /> 1900185 shall be completed and deeds transferred prior to the issuance of any building or grading <br /> permits for the facility . <br /> k . TREE PRESERVATION : Future development shall be consistent with the requirements of the <br /> County' s Tree Preservation Ordinance ( Development Title Section 9 - 1505 . 2 ) . <br /> 1 . The removal of a Native Oak Tree , Heritage Oak Tree , or Historical Tree shall require an approved <br /> Improvement Plan application . Replacement of any tree removed under Development Title <br /> Section 9 - 1505 . 3 shall be as specified in Section 9- 1505 . 4 . <br /> 2 . No grade changes are permitted within six ( 6 ) feet of the trunk of the tree . ( Development Title <br /> Section 9 - 1505 . 5 [ x ] [ 1 ] ) <br /> 3 . No grade changes that add or remove more than six ( 6 ) inches of soil in the protected zone of <br /> the tree are permitted . ( Development Title Section 9 - 1505 . 5 [ a ] [2 ] ) <br /> 4 . Grade changes within the protected zone of the tree shall not compact the soil or injure or <br /> remove the tree ' s roots .
