House Retail Access Evaluation - Revised Recommendations <br /> As requested TJKM has analyzed the proposed retail complex to be located at the intersection of <br /> Byron Road and Mountain House Parkway ( MHP ) . TJKM was asked to analyze alternative access <br /> schemes to determine acceptable combinations of driveways . <br /> Background <br /> TJKM prepared a previous traffic analysis dated May 31 , 2016 which concluded that proposed <br /> roadways and intersections shown on the Town Center Final Map will operate acceptably under <br /> the County ' s level of service ( LOS ) standards . <br /> This access study is focused on the access and traffic movements into and from the proposed <br /> Shopping Center located at the south west corner of Mountain House Parkway and Byron Road , <br /> and their impacts on the surrounding roadways . <br /> Proposed Retail Plan <br /> The complex consists of a 55 , 000 square foot market, three separate buildings of retail and <br /> restaurant uses containing a total of 25 , 500 square feet , a 3 , 000 square foot convenience store <br /> and a gas station . Future phases of the center will include retail , office and restaurant uses .
