TJKMVISION THAT MOVES YOUR COMMUNITY <br /> Mountain House Parkway Driveway south of Byron Road A right in - right out driveway is <br /> proposed at this location , providing direct access into the shopping center from the southbound <br /> lanes of Mountain House Parkway. A right turn out is recommended at this location to facilitate <br /> the egress from the shopping center. From a retail standpoint, this is considered an important <br /> exit point onto southbound Mountain House Parkway, since the retail center is located in the <br /> northern portion of the community and this driveway provides a direct connection to the <br /> principal artery serving most of the Mountain House homes that will be using the retail center . <br /> The right in — right out driveway is located about 300 feet south of the Byron Road intersection <br /> which should be a proper distance given the proposed addition of a right turn deceleration lane <br /> serving the proposed driveway . <br /> As shown on the attached drawing , a continuous auxiliary curb lane is recommended in addition <br /> to the two southbound through lanes . The auxiliary lane serves right turn movements in and out <br /> of the retail center and right turns into Plaza Street . The Plaza Street driveway is located about <br /> 300 feet beyond the driveway; with this distance weaving movements are served by the auxiliary <br /> lane . Like the Byron Road driveway, this location should include careful design on the first <br /> interior intersection so that this point does not congest and create the potential for backups <br /> into the southbound lanes of Mountain House Parkway . <br /> Intersection of Mountain House Parkway and Plaza Street This intersection is proposed to be <br /> signalized . This will serve as an important access to the Town Center area . As shown on the <br /> Preferred Plan , a southbound right turn lane and a northbound left turn lane are recommended <br /> at the intersection . There would be two eastbound lanes approaching the intersection , one each <br /> for left and right turns . <br /> Recommended Storage Length of Left and Right Turn Lanes The preferred plan depicts the <br /> number of lanes in the vicinity of the retail center along with the recommended storage lengths . <br /> The number of lanes and storage lengths is based on the volumes that were prepared as a part <br /> of the May 31 , 2016 study described above . These storage lanes are designed to accommodate <br /> the queues that would result from the buildout of the Mountain House community . The <br /> currently proposed location of the Transit Center was included in the traffic forecasting for the <br /> area . <br /> Other Plan Details The preferred plan shows how the driveway locations along the north side of <br /> Plaza Street could be treated . Crosswalks are shown on Plaza Street at DeAnza Boulevard . The <br /> Preferred Plan includes a second drawing showing median openings and storage details along <br /> Mountain House Parkway from north of Byron Road to south of Main Street . No bicycle lanes <br /> are shown on these plans ; they will be added at appropriate locations as the specific roadway <br /> striping and channelization is designed for the area . <br />
