Clayton <br /> EM 1ROwE.,TALL <br /> CONSULTANT5 <br /> 2.0 PHASE I RONMENTAL ASSESSMENT <br /> Clayton was contracted by OSH in January 1990 to conduct a Phase I environmental <br /> assessment of the subject site (CIayton Project No. 27537.00, February 9, 1991). OSH <br /> was in the process of purchasing the property from the current owner, Interland <br /> Corporation. <br /> At that time the site was a vacant, 40-acv,- parcel. The land had been used primarily <br /> for agricultural purposes. There had been a building that housed a bar and car <br /> - maintenance shop on the southwestern corner of the parcel. This building was <br /> removed in 1986. <br /> The assessment revealed that a gasoline underground storage tank (UST) was also <br /> removed in 1986. At that time, Kaprealian Engineering, Inc. (KEI) had been retained <br /> by Interland to install a groundwater mcnitoring well. The well was installed to a <br /> depth of 25 feet. A water sample from the well was analyzed for total petroleum <br /> " hydrocarbons (TPH) as gasoline and the volatile hydrocarbons benzene, toluene, <br /> ethylbenzene, and xylene (BTEX). None of these constituents were detected. <br /> + ( Clayton could not find the well during the assessment. We were later informed that it <br /> had been abandoned. <br /> ( T,te existence of a 6-inch diameter domestic water well was also discovered onsite <br /> i during the Phase I process. <br /> t --� Based on the above findings, Clayton recommended that three groundwater <br /> monitoring wells be installed on the corners of the property to establish baseline <br /> environmental conditions of the property prior to property transfer from Interland to <br /> OSH and construction and operation of a new facility. <br /> , <br /> 3.0 INSTALL O a>� MONIT®RING WELLS Mw-i MW-2 AND MW 3 <br /> +* Clayton was retained by OSH to install three monitoring wells to sample and analyze <br /> soil and groundwater at the subject site (Clayton Project No. 28094.00). <br /> The locations of the three monitoring wells are shown on Figure 2. MW-3 was <br /> installed adjacent to and downgrad;'ent of the former location of the gasoline <br /> j: underground storage tank (UST). 11_W-1 was installed at the northwest corner of the <br /> property.to monitor-any....possibleleaks from a-UST.located west of the subject site at <br /> Leprino Cheese Company. MW-2 was installed at the northeast corner of the <br /> r property to complete the triangle so that groundwater gradient could be calculated. <br /> The three wells were installed on March 28, 1990. Groundwater was first encountered <br /> at 13 feet bp in MW-1,8 feet bgs in MW-2, and 14 feet bgs in MW-3, although the <br /> water rose a few feet in MW-1 and MW-3. Table 1 provides details of monitoring <br /> well con=c.tion and depth to groundwater. <br /> 3.1 ANALYTICAL SAMPLING PIAN <br /> Laboratory analyses were selected to establish a baseline environmental condition at <br /> 11,ME, <br /> .,1 the site, and to assess soil and groundwater for possible contamination from the <br /> 3 <br /> .f �asoo.o�.rsP. <br />
