Responsible Parties : <br /> Mountain House Developers, LLC. (Shea Homes) <br /> 19855 W . Grant Line Road <br /> Mountain House , California 95391 <br /> Attn : C. Blaine Peterson , the President <br /> Peterson M . Bridges , Senior Vice President <br /> 5. Brief Description and History of the Site : <br /> The Site is located at 19855 W . Grant Line Road in the southern portion of <br /> Neighborhood C of Mountain House, The 61 -acre site consists of San Joaquin County <br /> Assessor's Parcel Number 262-020-08 and a portion of the following APN numbers <br /> 262-020-035 262-020-07, 262-020-091 262-020-17 , and 262-020-19 as well as a 2 . 745- <br /> acre portion of Great Valley Parkway lying North of Grant Line Road and South of <br /> Mascot Boulevard (AKA - Mustang Way) as shown on San Joaquin Subdivision Map <br /> recorded as Tract No . 3649 , and is located at 19855 W . Grant Line Road , Mountain <br /> House , San Joaquin County, California . The total Site is approximately 61 acres but <br /> only a 2 . 745-acre portion of the property is subject to a land use covenant because of <br /> elevated concentrations of dieldrin in soils from former agricultural activities . The land <br /> uses of surrounding properties are agricultural and residential . Properties to the south <br /> and southeast of the Site across and along Grant Line Road are rural residential. <br /> Properties west, north , and northeast of the Site are used for agricultural purposes, and <br /> the north/northeastern properties are scheduled for residential development. <br /> On June 5 , 2007 , Shea Homes entered into a Voluntary Cleanup Agreement (VCA) <br /> with DTSC for the purpose of determining the extent of the property's existing <br /> hazardous substance contamination and to conduct appropriate remedial measures to <br /> allow for future unrestricted use of the property. <br /> The Site has been investigated and remediated under the Department's oversight. The <br /> Property was remediated in accordance with a Removal Action Workplan ( RAW) <br /> pursuant to Chapter 6 . 8 of Division 20 of the California Health & Safety Code ( H &SC) . <br /> Because the organochlorine pesticide dieldrin , a hazardous substance as defined in <br /> H &SC section 25316 , remains in the Site soils at concentrations ranging from non- <br /> detect to 0 .340 milligrams per kilograms (mg/kg ) that are above concentrations <br /> acceptable for an unrestricted land use and encapsulated in an internment cell beneath <br /> the Great Valley Parkway Roadway, a land use covenant is required for this 2 . 745-acre <br /> area portion of the property. The RAW identified that a deed restriction would be <br /> 2 <br />
