f <br /> CONDITIONS OF APPROVAL <br /> SA-Q2-0071 <br /> John Machado <br /> Unless otherwise specified, all the Conditions of Approval shall be <br /> fulfilled prior to the issuance of any building permits and prior <br /> to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the <br /> approval unless (1) all Conditions of approval have been complied <br /> with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the 28 , 800 square foot <br /> addition to a freestall barn on an existing dairy. <br /> b. Submit an Improvement Plan showing drainage, driveway <br /> access details, on-site parking, existing and proposed <br /> utility services, and grading. Storm drainage run-off <br /> shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on <br /> the Improvement Plan. Pond capacity calculations shall <br /> be submitted for approval on enclosed form entitled <br /> "Drainage Requirements-Dairy Farms. " A plan check fee <br /> will be required. (Development Title Section 9-884) <br /> C. All animal enclosures, including but not limited to pens, <br /> cages, and feed areas, shall be maintained free from <br /> litter, garbage, and excessive accumulation of manure, so <br /> as to discourage the proliferation of flies, other <br /> disease vectors, and offensive odors. The premises shall <br /> be maintained in a neat and sanitary manner. <br /> (Development Title Section 9-1045. 7{b}) <br /> d. Except for movement on and off the property, animals <br /> shall not be kept or maintained in coops, pens, or <br /> corrals of less than one-half acre or within barns or <br /> similar structures closer than forty feet (401 ) from any <br /> rear or side property line. (Development Title Section <br /> 9-1045. 5) <br /> e. Eight (8) automobile parking spaces shall be required. <br /> Parking details shall be consistent with Section 9-1015 <br /> of the Development Title and shall be included on the <br /> Improvement Plan. <br />
