FINDINGS FOR SITE APPROVAL <br /> PA-1900295 <br /> MOSSDALE ASSOCIATES, LTD/RGW EQUIPMENT <br /> 1. The proposed use is consistent with the General Plan, any applicable Master Plan, Specific Plan, and <br /> Special Purpose Plan and any other applicable plan adopted by the County. <br /> • This finding can be made because the Equipment Sales and Repair-Heavy Machinery <br /> use type may be conditionally permitted in the I-W(Warehouse)zone with an approved <br /> Site Approval application. There are no Master Plans, Specific Plans, and/or Special <br /> Purpose Plans in the project vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because the necessary facilities and improvements are <br /> existing or proposed. The construction of an individual sewage disposal system under <br /> permit and inspection by the Environmental Health Department is required at the time <br /> of development based on the San Joaquin County Sewage Standards and proposed <br /> population served. The project will also be served by the Oakwood Water District for <br /> public water and public storm drainage services, in compliance with the 2035 General <br /> Plan and applicable Development Title standards. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the parcel is of adequate size and shape to <br /> accommodate the proposed use and the requirements of the Development Title.The site <br /> plan shows that there is sufficient area for the project improvements,in compliance with <br /> Standards of the Development Title. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties <br /> • This finding can be made because the Initial Study prepared for the project found no <br /> potentially significant environmental impacts. <br /> 5. The use is compatible with adjoining land use. <br /> • This finding can be made because the proposed uses will not interfere with nor alter the <br /> current land uses on adjacent properties. Surrounding properties are mainly commercial <br /> and agricultural.The nearest residence is on the adjacent parcel to the 4,000 feet northeast <br /> of the project site.
