FINDINGS FOR SITE APPROVAL <br /> PA-1900187 <br /> JAMAIL SINGH TUT <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the proposed truck parking facility, which is a paved lot <br /> with individually rented spaces and no buildings (Use Type: Truck Sales and Service- <br /> Parking) may be conditionally permitted in the C-G (General Commercial) zone with an <br /> approved Site Approval application. The project site has a General Plan designation of C/G <br /> (General Commercial). Therefore, the proposed truck parking lot is consistent with the <br /> goals, policies, standards and maps of the General Plan and there are no Master Plans, <br /> Specific Plans, and/or Special Purpose Plans in the project vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because there are no new utility or roadway improvements <br /> required other than an encroachment permit for a driveway. The truck parking lot is an <br /> unmanned facility and will not impact existing public utilities. This project will not require <br /> the use of a public water or septic system and all storm water will be retained on site. The <br /> parcel will be accessed from South El Dorado Street and South Harlan Road. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the 3.16-acre parcel is of adequate size and shape to <br /> accommodate the proposed use, building coverage, setbacks, and other requirements of <br /> the Development Title. The parcel is of adequate size to accommodate truck parking for <br /> forty-four(44)trucks and trailers. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for this project found no <br /> potentially significant environmental impacts. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use may be conditionally permitted in the <br /> C-G (General Commercial)zone with an approved Site Approval application. The proposed <br /> use will not interfere with nor alter the current land uses on adjoining properties. The <br /> adjacent surrounding parcels are primarily commercial and industrial uses.
