The project consists of two phases of construction. <br /> Phase 1 consists of the construction of a 10,530 square foot winery production building <br /> with a processing area, barrel storage, refrigerated storage, tanks, office, conference <br /> room, and 2,300 square foot crush pad. Phase 2 consists of the construction of a 9,930 <br /> square foot multipurpose building with an event space, kitchen, bar, restrooms, a 1,500 <br /> square foot wine tasting room, a 9,500 square foot expansion to the Phase 1 winery <br /> production building, and a water tower (Project). The Project is located 0.5 miles east of <br /> N Davis Road and one mile south of W Peltier Road in Lodi, CA (APN 013-090-09, 013- <br /> 090-33, 013-090-35, 013-090-36, and 013-090-37). <br /> The District recommends that a more detailed preliminary review of the Project be <br /> conducted for the Project's construction and operational emissions_ The additional <br /> environmental review of the Project's potential impact on air quality should consider the <br /> following items: <br /> 1) Project Related Emissions <br /> At the federal level under the National Ambient Air Quality Standards (NAAQS), the <br /> District is designated as extreme nonattainment for the 8-hour ozone standards and <br /> serious nonattainment for the particulate matter less than 2.5 microns in size (PM2.5) <br /> standards.
