21300 MANN ROAD Project No.2019-00095 Pa g e 12 <br /> the mass balance equation are nitrate-N, whose maximum drinking water contaminant level is <br /> 10 mg/L. <br /> 1.1 Description of Site <br /> The property is located at 21300 Mann Road (APN: 017-290-09), Acampo, County of San Joaquin, <br /> California. The parcel is approximately 1.66 acres of land. Previous single-family home structures <br /> which were unpermitted have been demolished;there is one garage and one shop structure with no <br /> associated septic. There are currently two septic systems that were previously associated with the <br /> unpermitted residential structures which are slated to be demolished as required. The property is <br /> located in a rural residential neighborhood, with Mann Road adjacent west and Highway 99 <br /> approximately 2.5 miles west of the site. The general vicinity consists of rural residential lots and <br /> agricultural use. <br /> The elevation at the site, according to a United States Geological Survey2, is approximately 80 feet <br /> above mean sea level (msl). The site is relatively flat,with topography in the area grading gently to <br /> the west. <br /> According to the San Joaquin County District Viewer web site,3 the subject property is zoned AG-40 <br /> and AL-5. <br /> Location maps of the subject property are attached to this report as Appendix A. <br /> 1.2 Proposed Development <br /> The property currently consists of 1.66 acres of land with a shop and garage.The project proposes to <br /> build a three-bedroom, two-bath, single family manufactured home with an onsite septic system; <br /> there is currenly one domestic well already installed which currently has no power. The tentative <br /> parcel map showing the location of the proposed three-bedroom residence, existing well, and <br /> proposed septic system is included as Plate 3,in Appendix A. <br /> 2.0 PAST,PRESENT AND PROPOSED FUTURE USES <br /> Past use consists of a single-family home plus a manufactured home installed without permits and <br /> demolished per permit BP-1900062 in 2019. There are two septic systems associated with the <br /> non-permitted structures that will be demolished. Current use includes a garage and shop structure <br /> remaining on-site, and a domestic well.
