SU-87-1 OF A . & P. <br /> GROPPE (C/O TOM RUT) <br /> ------------------------------------------------------------------ <br /> COMMENTS : <br /> Public services are not presently available to serve the project . <br /> The project site is located within an urban center . <br /> Code Section 9-9005 (c) of the San Joaquin County Planning Title <br /> mandates that "in urban centers , such as Stockton, land shall be <br /> subdivided only when sewer, water , and drainage facilities are <br /> extended at the time of development . " The "time of development" <br /> for a subdivision is interpreted to be the date a parcel map or <br /> final map is recorded, not the date the tentative map is sub- <br /> mitted. <br /> If services cannot be provided at the "time of development , " the <br /> parcel map will not be recorded. <br /> The project is being processed as a parcel map, and the life of <br /> the map is two years . <br /> RECOMMENDATION : <br /> Approve the application subject to the following conditions : <br /> 1 . Standard conditions for industrial subdivisions are required. <br /> 2 . All public services shall be provided prior to recordation of <br /> the final map .
