Mohr-Fry Ranches <br /> I950 Industrial Drive, Stockton, California <br /> Site Closure Report <br /> 1.0 Project Identification <br /> This report has been developed to review all data collected during removal of former <br /> underground storage tank facilities, groundwater monitoring events, remedial excavation <br /> activities and bio-remediation of excavated soils at the Mohr-Fry Ranches property <br />' located at 950 Industrial Drive in Stockton, California (Figure 1) <br />' 2.0 Site Description and History <br /> The Mohr-Fry Ranches property is approximately 2 8 acres with an 11,000 square feet, <br /> I concrete, tilt-up building located on the site premises An asphalt parking area and an <br /> office addition is located on the north side of the property (Figure 2) <br /> On February 8, 1991 SEMCO, under permit, removed Mohr-Fry's fuel facility, which <br /> consisted of four underground storage tanks Three 550 gallon capacity and one 4,000 <br /> gallon capacity tanks were used for diesel fuel Soil samples taken under each of the three <br />' smaller tanks disclosed concentrations of Benzene, Toluene, Ethyl benzene, Xylenes <br /> (BTEX), and diesel Concentrations of diesel, only, were present in soil samples taken <br />' under each end of the 4000 gallon tank <br /> The Phase I site investigation, conducted in February 1992 by WT-1F Environmental <br /> Consultants (WHF), included two soil borings, to groundwater, drilled through each of the <br /> two former tank excavations Water samples were checked for floating product and <br /> analyzed for the constituents previously found during the tank removal <br /> IAll soil samples were "None Detected" (ND) for BTEX and diesel However, the soil <br /> sample taken at 40 feet in depth under the three smaller tanks, B1-40, disclosed 9 8 pg/kg <br /> I Toluene This sample was taken at the top of the groundwater aquifer Water in boring B 1 <br /> was encountered at approximately 51 feet in depth <br />' .All soil samples taken from boring B2 disclosed toluene in varying concentrations The <br /> two water samples were ND for BTEX and diesel Water in boring B2 was encountered <br /> at a depth of approximately 55 feet The top of the aquifer appeared to be 50 feet below <br />' grade (b g ) <br /> WHF conducted six soil borings in the vicinity of the former underground tanks (Figure <br /> 2) Two of the bonngs located adjacent to each of the former underground storage tanks <br />
