1.� •..� <br /> NOTIFICATION TO PROPERTY OWNERS AND/OR TENANTS <br /> FACTSHEET <br /> And <br /> INVITATION TO COMMENT <br /> The former Tony Gonzales Trucking Facility (Site) is located at 1855 Jackson Avenue in <br /> Escalon. The Site is currently a residence and has not operated as a fueling facility since <br /> 1988. On March 31, 1988 Garner Construction of Oakdale, California removed three <br /> underground storage tanks, one 10,000-gallon diesel, one 1,000-gallon gasoline and one <br /> 500-gallon diesel from the Site. Soil samples were collected from the tank excavation area <br /> and analyzed for the presence of total petroleum hydrocarbons as gasoline (TPHg), diesel <br /> (TPHd), kerosene, motor oil, lead, and benzene, toluene, ethylbenze and total xylenes <br /> (BTEX). Laboratory results showed the presence of TPHd, lead, toluene, and xylenes in the <br /> excavation area. <br /> Additional soil and groundwater testing was performed between 2000 and 2002. Laboratory <br /> analysis indicated a limited area of soil showed the presence of TPHg, TPHd, and BTEX. <br /> These hydrocarbons were not detected in groundwater. A fate and transport model was <br /> submitted in 2007 concluding that no significant impacts on the quality or beneficial uses of <br /> groundwater are reasonably expected from the residual hydrocarbons in the vadose zone at <br /> the Site. <br /> A groundwater investigation and soil gas survey were performed in 2007 to determine the <br /> validity of the fate and transport model. The groundwater analytical results indicate <br /> groundwater has not been impacted and validates the results of SESOIL model. Soil vapor <br /> results do not exceed residential Region 2 Environmental Screening Levels. Soil vapor <br /> results were below California Human Health Screening Levels (CHHSL)with the exception <br /> of benzene. A TIER 2 risk evaluation was performed and the vapor intrusion and health risk <br /> modeling indicates insignificant health risk. There are no supply wells within 1,200 feet of <br /> the Site. Therefore, the residual hydrocarbon mass in soil is unlikely to pose a threat to <br /> human health or waters of the State. The Regional Water Quality Control Board is <br /> evaluating the Site for closure as a low risk site, and is inviting comments on the proposed <br /> closure for the Site. <br /> This notification is being sent to the owners and/or tenants located within 250 feet of the <br /> Site.
