f <br /> CONDITIONS OF APPROVAL <br /> MS-87-96 <br /> FRANK KLECKNER <br /> Unless otherwise specified , all conditions of approval shall <br /> be complied with prior to the submittal of the Parcel Map to <br /> the County Surveyor . <br /> PUBLIC WORKS DEPARTMENT <br /> 1 . A parcel map is required . <br /> 2 . A 25-foot wide roadway dedication is required on Hansen Road <br /> along the frontage of Parcel 209-230-11 . <br /> 3 . The frontage improvements for Hansen Road shall be <br /> constructed in conformance with the standards for one-half <br /> of a 50-foot right-of-way farm type street . The <br /> construction of the frontage improvements may be deferred at <br /> the option of the Department of Public Works , in which event <br /> the owner shall execute a Deferred Frontage Improvement <br /> agreement prior to approval of the Improvement Plan and <br /> issuance of a Building Permit . As an interim provision , the <br /> right-of-way shall be improved with a minimum of six (6 ) <br /> inches of aggregate base for a width of sixteen ( 16 ) feet <br /> with a chip seal . <br /> LOCAL HEALTH DISTRICT <br /> For your information , no conditions on the Minor Subdivision . <br /> Development of Parcel A will require Health District permits for <br /> septic and well installation . <br /> NOTE : Payment of school fees may be required prior to <br /> issuance of building permits . Contact the Tracy <br /> Joint Union School District for specific fee <br /> requirements . <br />
