CONDITIONS OF APPROVAL <br /> MS-87-84 <br /> 1 . PLANNING DIVISION <br /> a . Subject to the following conditions of approval , the MS-87-24 <br /> tentative map is approved for twenty-four months , until 5 : 00 <br /> p . m . on January 9 , 1990 <br /> b . Prior to the expiration, of the tentative map approval period : <br /> ( 1 ) The property owner shall file a Parcel Map for the <br /> approval of the Department of Public Works ; and <br /> ( 2 ) The approved Parcel Map shall be recorded by the County <br /> Recorder . <br /> C . Prior to the filing of a Parcel Map with the Department of <br /> Public Works . <br /> ( 1 ) The Parcel Map approved for MS-86-83 be recorded by the <br /> County Recorder ; and <br /> ( 2 ) The property owner shall fulfill all Conditions of <br /> Approval of MS-87-24 , unless otherwise provided below. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> a . A parcel map is required . <br /> b . Parcel map for MS-86-83 shall be recorded prior to approval of <br /> this application. . <br /> C . The owner shall enter into an agreement with Sar. Joaquin <br /> County to participate in an Area of Benefit prior to the <br /> approval of the parcel map for the off-site improvements <br /> on Patterson Pass Road , its interchange with I-205 , and <br /> the widening of the bridge on. Patterson. Pass Road over the <br /> Delta-Mendota Canal . The Area Benefit fee for the parcel <br /> shall be payable at the time of development of Parcel A as <br /> long as the Board of Supervisors form such an Area of Benefit . <br /> The owner may deposit with the County the estimated Area of <br /> Benefit fees prior to the formation of Area of Benefit in <br /> order to obtain, necessary building permits . The Area of <br /> Benefit fees for the Patterson. Pass Road , I-205 and <br /> Patterson Pass Road bridge improvements shall not exceed <br /> $6 , 000 . 00 per acre . <br />
