The site is a multi- <br />tenant commercial warehouse. Our client has recently purchased the site for continued <br />commercial use. In 1988, three monitoring wells were installed on- and off-site to further <br />investigate possible contaminants associated with the former agricultural land use and potential <br />impacts from off-site facilities. According to maps and reports reviewed by Ardent Environmental <br />Group, Inc. (Ardent) during the completion of a Phase I Environmental Site Assessment (ESA) <br />conducted in 2017, two of the wells were located on -site. One of the well boxes was observed <br />during the site visit, however the remaining well box was not observed. It is our assumption that <br />the remaining well box may have been covered with asphalt slurry. A report reviewed indicated <br />that the wells were installed within an 8-inch diameter borehole and constructed with 2-inch <br />diameter, threaded, polyvinyl chloride (PVC) well casings. All work will be completed under the <br />direction and oversight of Mr. Paul Roberts, a California Professional Geologist from Ardent. <br />SITE HISTORY <br />The site was used for agricultural purposes from at least 1954 through 1984. Since construction <br />in 1987, the site building has been utilized for commercial and light manufacturing purposes <br />such as furniture assembly, cabinet door manufacturing, warehousing, electric vehicle <br />assembly, automotive parts distribution and repair, and general office. <br />1827 Capital Street, Suite 103 • Corona, CA 92880 • (951) 736-5334 • www.ardentenv.com
