be associated with two concrete patches where SV-25 and SB-112 were located. At both
SV-25 and SV 24, petroleum hydrocarbons in the C11-22 (diesel-fuel) range exceeded
the general regulatory standard of 1,000 mg/kg. On Figure 3, SV-25 is associated with
the concrete patch in the southern part of the building, and SV-24 and SB-112 are
associated with the concrete patch farther to the north. Outside the building the
petroleum impacts to soil (below regulatory standards) appear to be associated with the
railroad spur and with the two UST graves at the southeast corner of the building.
♦ VOCs were detected only in one of the 54 soil matrix samples analyzed. That sample,
SV-5 (2'), was located near an UST grave at the southeast corner of the building. The
sample contained low concentrations of ethylbenzene, toluene, and xylene(s) well below
regulatory reporting levels. The remaining 53 soil matrix samples were below laboratory
detection limits for all VOC compounds tested.
♦ Select soil samples from the shallow soil vapor samples (SV-5 and SV-7), soil borings
(SB-101, -103, -104, -106-, -109, and -110), and groundwater borings (GW-1, -2 and -
3) were analyzed for semi-volatile compounds, organophosphorus pesticides, chlorinated
pesticides, chlorinated herbicides and CAM 17 metals (see Table 10). None of these
analytes was detected at concentrations above laboratory detection limits (or above levels
of regulatory concern in the case of the metals analysis).
♦ There are impacts to groundwater above USEPA drinking water Maximum Contaminant
Levels (MCLs) of 1 µg/L by benzene (21.4 µg/L) and the MCL of 5 µg/L by 1,2-
dichloropropane (14.8 ug/L) beneath the septic system at the eastern border of the
property.
Limited Phase II Environmental Site Assessment Report Pinnacle Environmental,Inc.
248 Industrial Avenue,Stockton,CA 95206 Page 16
