REPORT
ENVIRONMENTAL SITE ASSESSMENT
A. LEVY & J. ZENTNER CO. PROPERTY
1534 EL PINAL ROAD
STOCKTON, CALIFORNIA
INTRODUCTION
This report presents the results of our environmental site
assessment investigation performed with regard to a parcel of
land located at 1534 E1 Pinal Road in the City of Stockton, in
San Joaquin County, California (see Figure 1) . The property is
currently owned by A. Levy & J. Zentner Company.
SITE DESCRIPTION
The project site (see Figure 2) consists of approximately 4 acres
and includes an abandoned two story existing warehouse facility
(formerly used for drying fruit) . The site is generally
flat-lying with a gentle westerly gradient. Three ( 3 )
underground storage tanks (UST) exist in the southeast corner of
the property. One of the UST's contains 12, 000 gallons of diesel
fuel. The other two UST' s contain 12,000 gallons of regular
gasoline and 6, 000 gallons of unleaded gasoline. The gasoline
and diesel fuel products are used by the adjacent property owner
(Bell Distributing, a subsidiary of A. Levy & J. Zentner Co. ) for
their vehicle operations.
PURPOSE AND SCOPE
The purpose of this environmental site assessment was to
determine the potential for hazardous or toxic materials to exist
at the project site as a result of current or past land use at or
in the vicinity of the project site.
The scope of work included a review of the existing site
conditions, review of the current land use and operational
activities at the project site and surrounding properties, and
a review of the development history of the project site and
surrounding properties. Documents were reviewed for historical
and on-going operational practices, existence of surface or
underground storage tanks, indications of possible mishandling of
toxic substances (e.g. , spills or accidents, cleanup operations,
etc. ) , previous testing by others, and legal actions by or
against neighbors or others.
1 _ BSK
&Asocial et
