The property located to the south of the project site <br /> ( 1528 E1 Pinal Drive) is occupied by a storage-distribution <br /> facility operated by Bell Distributing. Bell Distributing does <br /> not have existing UST' s on the property; however, they utilize <br /> the UST' s on the subject site for their vehicles. The Bell <br /> Distributing compound contained a 55-gallon drum storage area <br /> adjacent to the site' s south border. Nineteen palleted drums <br /> were observed in the storage area. Several of the drums were <br /> observed to contain petroleum products. Several of the drums <br /> were open. Ground staining was not evident. A Bell Distributing <br /> foreman stated that waste oil was stored in that area and that <br /> arrangements had been recently made for the removal of the drums <br /> by a qualified party. <br /> The properties located to the north include Al Kramp Specialties <br /> at 1702 El Pinal ( fabricators of insulation and partitions) ; Iron <br /> Oak Supply at 1760 El Pinal (plumbing supplies) ; and Kearney-KPF <br /> at 1624 Alpine (electric switch manufacturer with plating and <br /> galvanizing shops) . <br /> Several industrial/commercial properties, and gasoline stations, <br /> exist to the southeast of the project site along, Wilson Way as <br /> indicated on Figure 26. These properties include: P. I.E. <br /> Trucking Company; Buster Transport, Inc. ; Connel Motor Truck <br /> (includes a Mobile Oil gasoline station) ; and Dry Wash Cleaners. <br /> Additional commercial facilities are located to the northeast, <br /> including: Stockton Unified School District offices and <br /> corporation yard; Big Valley Printing; JPI Transportation <br /> Products; and Ductmate Industries. <br /> American Moulding and Millwork is located at 2801 West Lane, <br /> approximately 1700 feet west of the site. This site has been <br /> previously owned by American Forestry Products and Bendix <br /> American Box Corporation and is currently used for furniture <br /> manufacturing. <br /> REGULATORY REVIEW <br /> The following government agencies were contacted regarding <br /> possible environmental concerns, violations, punitive actions, or <br /> information concerning potential environmental hazards at or in <br /> the immediate vicinity (within 2000 feet) of the project site: <br /> Stockton Fire Marshal - Department of Hazardous <br /> Materials Management <br /> San Joaquin County Office of Emergency Services <br /> BSI <br /> - s - &ASSoc61tE,-s <br />
