EXHIBIT "B"
OPERATING CHARACTERISTICS FOR THE
DEVELOPMENT PLAN APPLICATION FORM
FOR THE ARCO AM/PM MINI-MARKET FACILITY
LOCATED AT LOWER SACRAMENTO ROAD AND INDIANA STREET
WOODBRIDGE, (SAN JOAQUIN COUNTY) CALIFORNIA
OUR JOB #2809
The ARCO AM/PM Mini-Market facility will be 2,700 square feet which will
consist of the sale of grocery items and motor vehicle oils and accessories.
This Mini-Market facility will not have any type of car service repair
facilities. The canopy pump islands will consist of 8 dual nozzle dispensers
along with the required vapor recovery equipment.
There will also be an air-water unit which will consist of a air hose and
water hose for public use. This will be located along the east property line
away from traffic and pedestrian paths.
Lighting glare should not be a problem from this facility for the following
reasons. The onsight lighting will be shielded indirectly downward onto to
the property or out towards the street. There should not be any unreasonable
spill over of light onto adjoining properties or headlight glare.
In addition, since there are required vapor recovery nozzles on all of the
pumps, there will be no odors or air pollutants emitted from this site. Also,
there will be an underground tank permit required from the Environmental
Hazardous Waste Department of San Joaquin County. This permit will be in
addition to a required air pollution control permit from San Joaquin County.
Noise levels from this proposed operation should be no different than
noises currently generated by vehicles and trucks traveling on Lower
Sacramento Road. The ARCO operation does not include any loud speakers,
bells, or any other equipment which would generate noises during late night
hours. Noises generated by the facility would be related directly to vehicles
traveling on and off the site from the adjacent streets.
2809.07
