AMENDED <br /> CONDITIONS OF APPROVAL <br /> MS-89-49 <br /> E. ABATANGLE & M. COBUN <br /> 1 . PUBLIC WORKS DEPARTMENT <br /> a. A parcel map is required , <br /> b. The frontage improvement of "J" Street shall be <br /> constructed in conformance with the standards for <br /> one-half of an 84-foot right-of-way urban street , and <br /> the frontage improvements for 6th Street shall be <br /> constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way urban street . The <br /> construction of the frontage improvements may be <br /> deferred at the option of the Department of Public <br /> Works , in which event the owner shall execute a <br /> Deferred Frontage Improvement Agreement prior to <br /> approval of the Improvement Plan and issuance of a <br /> Building Permit . (A $250 fee is required for <br /> processing per Ord . No . 3337 . ) <br /> C. Drainage shall be provided to meet the requirements <br /> of the County and to provide adequate drainage for <br /> the development . The developer shall pay his <br /> proportionate share of the Lathrop Area of Benefit <br /> No . 6 drainage fees of $260 . 00. <br /> d . The public sewer and water system shall be <br /> constructed in conformance with the requirements of <br /> the Local Health District , the Department of Public <br /> Works , and the Lathrop County Water District . <br /> e. Easement for utilities shall be as required by <br /> Pacific Gas & Electric Company and all other public <br /> utilities . <br /> f . Encroachment permit shall be required for work within <br /> street rights-of-way. <br /> g. The Lathrop Traffic Impact Mitigation Fee is required <br /> for this development . ( The feet shall be <br /> $380/Dwelling Unit or $ 1 , 710/acre , whichever yields <br /> the larger fee . The fee shall be automatically <br /> adjusted annually by the Engineering Construction <br /> Cost Index as Published by the Engineering News <br /> Record . ) <br />
